ICS provides a comprehensive start-to-finish solution for cost segregation evaluation on commercial properties.

First a Cost Segregation Study is Performed
To begin a Cost Segregation Study, a detailed analysis is performed on the building itself. The building is studied carefully for all items that qualify as personal property or land improvements that were originally included in the purchase price of your building. If available, building plans and receipts for qualifying component purchases will be used to assist in the study.

Next We Issue a Report
When the inspection is complete, a report will be issued allocating the value of all building components found during the inspection, including project background information, methodology, fixed asset classifications and their descriptions. The report will also include references to court cases, revenue rulings, tax citations and photographs supporting the identification of personal property and land improvement assets.

And Finally…
Finally, we will use the report as support to claim all allowable depreciation. ICS works closely with your CPA in filing the required IRS Form 3115 to achieve your tax savings.

Capital Formation Services
Consultants provide the expertise to prepare Private Placement Memorandums in conformity with the Securities Exchange Commission's provisions of Regulation D, Rule 506. With respect to raising of capital, fees are charged on a consulting basis. Any fees paid on the actual capital raised are only paid to licensed brokers.
Paralegal Services
Paralegal services are provided to clients or attorneys. Services are billed depending on the nature of the work. All services are rendered under the supervision of a licensed attorney.
Business Brokerage Services
Consultants under contract provide services with respect to the sale or acquisition of a business. Financing may be available. Fees are charged based on the scope of the work.
Commercial Mortgage & Equipment Leasing Services
Obtaining commercial mortgages or equipment leasing financing is provided at negotiated fees.
